The 12 Best Real Estate Agents in Frankfurt

Frankfurt's housing market is tight, and many homes for sale or rent are marketed through a Makler, a licensed estate agent. Two rules shape the costs: when a flat or house is sold to a private buyer, buyer and seller pay the same share of the commission, and in lettings whoever hires the agent pays, which is usually the landlord.

This guide compares agencies that handle sales, lettings or both. For each one we note the districts it knows, its services for owners and buyers, any published commission terms and whether it works in English.

Frequently asked questions

How much commission does a Makler charge in Frankfurt?

It varies by agency and property. For flats and houses sold to private buyers, buyer and seller pay the same share, and some Frankfurt agencies publish 3.57 percent per side including VAT. Commercial and investment property is negotiated separately, so always get the agreed rate in writing.

Do tenants pay the agent when renting a flat?

Usually not. Under the Bestellerprinzip, whoever commissions the agent pays the fee, which is normally the landlord. A tenant only pays if they hire an agent in writing to search for them and the agent finds a flat exclusively for that search.

What documents do I need to rent a flat in Frankfurt?

Landlords and agents usually ask for ID, proof of income, a SCHUFA credit report and confirmation from the previous landlord that the rent was paid. Newcomers without a German credit history should ask the agent which alternatives the landlord accepts.
